WHY?
Brno is a nice city, its size is sufficient. Not too small, not too big. But dealing with the industrial past and political discontinuity that obstructs the fulfillment of the potentials that it hides.
HOW?
On the brownfield site near the historical center, it is possible to build a unique district. Using a green concept | living in green, using technology and a desire to live differently to make really innovative district with afforable living.

Project description

The subject of the assignment is the urban design „restart“ of the selected Brno´s brownfield. Design a mixed-function area with a domination of living. Design the urban structure of residential houses or family houses.
The plot is located in the cadastral area of Brno - Střed. The land is flat and inaccessible to the general community, it is owned by the Brno´s heating plants. The solved area is not in the flood area. The area is located near the historical center. It is divided from the center by a four-stripes road Koliště. Other demarcation roads Cejl is in the north, in the east street Špitálka and southern border is delimited by a railway led on the viaduct. Significant elements are the watercourses of the Ponávka and the Svitava´s drain, which were used for production and waste purposes by industrial buildings in this area. Today‘s unpleasant state of the area and the poor condition of these watercourses also unfold from this densely populated area. When these buildings are not being used for their purpose, comes the question what to do with these valuable lands? This proposal seeks the answer to respond to this question.

Technical information

The solved area covered included approximately 5.5 hectares, which is in close relations to the historic center but is not open public space. The main goal of the proposal is to make this area accessible, especially through the use of a new main road, running from north to south across the territory, as well as other parts. Ideally, the new city road should connect Královo Pole with the South district. This connection will relieve the parallel road Koliště. The territories further define new pedestrian and cycle routes with service roads around clearly defined designed blocks. The territory is defined in blocks A, B, C, D with predominantly residential functions. This functions make the area accessible and recultivate at least one of the watercourses - Svitavská strouha. The protportion between residential and non-residential functions is 90% | 10%. The whole block D is designed as administrative block with passage. The remaining blocks inclued active ground floor with different shops, coffe houses. Block A contains kingergaren with 3 classes of total capacity 60 children and useable area of 720 m2. Under blocks A and D are garage of total capacity 1500 parking places with reserve for public parking places.
