Project idea

“2 de Mayo” residence group is a thesis project located in the Historic Center of Lima. Initially, the design and conceptualization’s lineament were proposed in thesis workshop 19B of Architecture, Urbanism and Arts Faculty of the National University of Engineering. Its development has been elaborated and improved after the completion of the workshop in the 2016. Two types of themes have been developed in this project: the approach of the housing and commerce in an area where urban regeneration programs are contemplated. With this seeks to create an “urban void, taking as definition, that is a space where it is projeted to socially and economically revitalize the neighborhood thus to give connectivy with its neighboring sectors”. Also an adequate location of a building in a Historic Center is setting an appropriate relationship (height, urban profile) with existing buildings in the place.

Project description

The land has a total area of 3985.00m2 and is currently uninhabited, 90% of the lot is without any construction and only 10% there is a small construction of 2 floors. The property has 3 fronts, 2 vehicles and 1 pedestrian (Passage Coronel). The permeability of the block to which the land belongs is interrupted by the construction of a Sports Center in the area. The topography of the area is smooth, having between its extremes a height difference of 1.00m.
The Historic Center of Lima is formed by sectors of 2 districts where the largest amount of material records linked to the history of Peru (Cercado de Lima and Rímac)
It has 2 pedestrian accesses that are extreme points of the main route of the project. A vehicular access in the Jr. Angaraes allowing the entrance to the parking with 75 places for vehicles.
The housing contains 7 vertical circuits, three of which start in the 2nd basement
The sunken garden articulates the total of the Residential housing (housing blocks and common areas). There is a visual and spatial connection of the main space with the first basement (parking) giving a route option to the resident of the place.

Technical information

The concepts of conservation and recovery are not intended to last an immutable image of the Historic Center, but a controlled modification allowing the evolution of the City as a living organism, without erasing the essence of the area.

• The building complies with the regulations in force in the located area, and the standard according to the National Building Regulations.
• The bioclimatic solutions of environmental control that have been implemented were proposed to achieve the comfort of homes.
• Priority has been given to the free and recreational areas within the project, in order to achieve optimal living conditions for the residents.
• The project contains common areas of socialization that complement the recreational spaces for the enjoyment and use of the residents.
• The implementation of this residential-commercial building will enhance its relationship with the commercial dynamics of the environment, thus encouraging economic and social growth of the sector, making it an attractive area to live, visit and invest.
• Due to the urban renovation projects of both housing and services, this project would be a good investment. All this adds up to the urban transport reform, ensuring accessibility to the place.
