Project idea

The main goal of this design was to develop an apartment building in the flourishing area of Cajla, in Pezinok. It was essential to consider the needs of people of various ages and health conditions. Particular emphasis was placed on meeting the requirements for individuals with disabilities and families with children. It was also desirable to provide a mixed-use space, such as a convenience store or a place to meet over coffee.

Project description

The building has six above-ground floors and one underground floor, which serves primarily as a garage. On the first above-ground floor, there is a mixed-use zone that includes a café, convenience store, pharmacy, and retail units. These spaces have direct access from the street.
This level also includes apartments primarily intended for people with disabilities, a stroller storage room, a cleaning room, a boiler room, and a caretaker’s room.
The upper floors are dedicated solely to apartments with balconies.
Each floor contains eight apartments, four on each side. The layout is spacious and organized in a way that separates the daytime and nighttime zones within each apartment, while still maintaining a connection through balconies or an entrance hall.
The main entrance to the building is accessible only to residents, while the mixed-use premises are accessible exclusively from the street. The entrance hall includes the stairwell and elevator. From there, a hallway leads to the individual apartment units.
Each apartment is three-roomed. It begins with an entry foyer that is directly connected to the living room and kitchen. The kitchen is adjoined by a pantry used for storing food and housing the refrigerator. From the living area, residents can access the balcony, or, in the case of ground-floor units, the garden.
From the entry hall, there is access to a separate toilet with a sink and to the nighttime zone. The nighttime zone features a walk-through closet hallway leading to a bathroom with a toilet, a bedroom, and a children’s room. Both rooms have access to the balcony.

Technical information

In the underground part, a monolithic reinforced concrete frame with beams in both longitudinal and transverse directions is used, along with a monolithic reinforced concrete perimeter wall.
On the first above-ground floor, a monolithic reinforced concrete slab is used, supported by reinforced concrete walls in both longitudinal and transverse directions. The perimeter wall is also made of reinforced concrete. The same structural system is used on the typical upper floors as on the first floor.
The floors are made of monolithic reinforced concrete slabs. The stiffening elements are the perimeter and interior load-bearing walls. The staircase consists of a reinforced concrete slab anchored into the load-bearing perimeter wall.
The external envelope consists of a reinforced concrete wall, which is insulated on the first floor with EPS polystyrene ISOVER 70F, 160 mm thick. On the typical floors, mineral wool insulation ISOVER TF Profi PZ, also 160 mm thick, is used.
Walls between apartments are made of reinforced concrete and covered with ISOVER AKU 5 acoustic insulation boards, 50 mm thick. The internal load-bearing partition walls are also made of reinforced concrete, while non-load-bearing partitions are constructed from plasterboard mounted on a metal substructure R-CW 75, filled with ISOVER Akuplat+ 5 acoustic insulation, 50 mm thick. The plasterboard used is of the Rigidur type by Rigips, with a thickness of 125 mm. The system number is 3.65.02.
The window and door infills are aluminum frame structures with triple-glazed insulating glass by WICLINE.
The building is founded on a 700 mm thick foundation slab, placed over a 150 mm thick blinding concrete layer.
The roof is flat, non-accessible, and extensive, finished with a parapet wall and drained via internal rainwater downpipes.
