Project idea

This project explores the concept of a linear settlement that grows along a central boulevard, connecting diverse functional zones through a cohesive green spine. The town’s structure is deliberately elongated: on one end it reaches the river, on the other — a lake. The goal is to create a well-balanced community that integrates private, public, and recreational spaces, while preserving and enhancing access to natural landscapes.

The idea is to let movement shape perception: as one walks along the boulevard, they pass through different layers of life — from the quiet yacht club to vibrant residential clusters, and finally to the lively tourist zone by the lake. Greenery is not an addition here — it’s the backbone. The boulevard becomes both a spatial axis and a social catalyst.

Project description

The settlement is organized as a stretched, linear system, where all main zones are connected via a central green boulevard. In the northern part lies a yacht club near the river. Moving southward, the town transitions into residential and public areas — including detached houses with private plots, and denser block housing with integrated amenities. The central zone features community buildings and services.

Toward the southern end, by the lake, the tourist and recreational area emerges, featuring sports centers, cafes, and retail shops — designed to serve both locals and visitors. The boulevard not only connects these zones but also functions as a park-like corridor, providing walkability, shade, and social interaction. The design emphasizes landscape integration and clarity of structure while allowing for flexible use and seasonal adaptation.

Technical information

The settlement is designed on a gently sloping site with natural elevation differences. The boulevard serves as the main pedestrian and landscape axis, supported by a secondary road network for vehicles.
Building types include:
• Detached houses (wood or brick with green roofs);
• Townhouses and row houses;
• Public and commercial buildings using lightweight frame construction.

Sustainable planning principles are implemented:
• Rainwater collection and natural drainage into the lake;
• Solar panel integration on flat roofs;
• Use of permeable pavement in pedestrian areas;
• High proportion of green spaces (both active and passive zones).
