Low-rise apartment buildings in Řečkovice

Project idea

The given area is situated in a lucrative location in Brno Řečkovice on the site of a demolition area. In the locality are trying to build new apartment buildings, so various projects with possible construction have already been carried out.
One of the probable solutions is the construction of two apartment buildings with small civic amenities near the street Tereza Nováková. Therefore, I am taking this project into consideration in my proposal.
The proposed building is located in the higher part of the plot near Družstevní Street and near the kindergarten.
The nearby area has a residential character consisting of individual four-storey apartment buildings, among which there are buildings of a smaller height with amenity functions. The proposed construction of the apartment building is related in height to the surrounding buildings.
The building is designed as a separate four-storey residential building with a connection on the south side to semi-private park (the main use is for the residents of the attached apartment building), created by L-shaped floor plan. The location of the building (see site plan) on the north side has created space for another park arrangement, this time with a fully public use.
Thanks to the sloping terrain, all entrances are situated on the underground floor, the exposed parts of the above the terrain. On the southeast side is the entrance to the garage, which is daylighted and the main entrance to the building is located on the north-east side. The first floor with residential rooms, due to the slope of the terrain, makes use of the vegetation area in the direction of the courtyard, which is laid over the garage and forms a space for the front garden.

Project description

The design develops the idea of creating a comfortable living space that offers an open living area, with as much possible sunlight. Currently, the site is covered in mature greenery and the residents wish to preserve it, so my proposal is all about working with the greenery and bringing it up to a different level, all in combination with the housing.
There is a ledge running around the whole perimeter of the building lined with brown brick face cladding, with which it forms a natural duo for a quiet and "cosy" living space. The boxes on the side of the balconies can serve the residents' own needs for growing raw plants and herbs.
The cubature of the building was created by joining two blocks in the direction of rotation according to the previously designed residential houses on the eastern side of Tereza Nováková Street. This shape is vertically divided into three parts, with each contiguous part is set back to form a terraced building with different floor widths. This separation helped me to divide the building into three categories of apartments. The building is designed as a four-storey building, one of which is underground and partly runs above the ground, where the main entrance and the entrance to the garage are located. The ground floor is purely technical, there are cellars, utility rooms, a coach house and a garage with parking for 16 cars, 3 of which are wheel chair accessible. The three floors above ground are superimposed over the technical floor and serve purely for permanent residence. On the first floor there are 3 apartments for people with physical disabilities or reduced mobility. On the second floor, the flats are arranged designed for two people and on the top floor there are more deluxe apartment units with a large free open plan for living and life on the terrace.
The disposition of the apartments is based on open space, with as much light as possible. You enter the vestibule, followed by a bathroom with toilet and a living area with kitchen corner, dining table and space for a bed, or in larger apartments a separate bedroom. From the living area is also access to the private terrace, which is freely open to the park.

Technical information

The building will be connected to the existing utilities running on or near the property by new connections. This includes the connection of sewage sewerage, water supply, electrical network and heating system.
Rainwater will be captured by the green roof and ledges and discharged into a retention tank and then seeped on the site with eventual discharge to a single drainage system.
Air exchange will be provided by heat recovery units in each dwelling unit. Main outlet will be located above the roof and will not exceed a sound level above 36 dB. The main source for heating will be connected to the heating duct which runs through the property and which will be fed into the utility room to the first underground floor. The communication cable and the LV line will be fed into the vestibule, where it will be the main house switchboard will be located.
