Project idea

The main idea for the project came from the observation of the location itself. The stone walls that are
the borders of the plots become the basic motive for designing not only the terrain but also the
structure of the buildings themselves. The style of construction that dominates these areas would be
designed in a new guise, with new technologies. Architectural tradition would be respected through
simple forms and materials, and the spirit of the Adriatic Sea would be transferred to the buildings.

Project description

ZONE 1, four-story apartment buildings, and ZONE 2, three-story apartment buildings, are conceived as
the same buildings with a difference of one floor. The main feature of this part is that the buildings can
be of different lengths of 9m, 12m, 15m, 18m... While the width is 10m (2m access communication, 6m
residential building, 2m balconies). The apartments are designed so that, based on the plot and needs,
they can be adapted to different requirements. The ground floors of these buildings are designed as
common spaces for users of all apartments. ZONE 5, private one-story villas are facilities that can also be
adapted to the plot and have different sizes. The living spaces is the same in all houses (Entrance, Living
Room, Kitchen and Dining Room), while the sleeping area can be expanded and upgraded depending on
the wishes of the clients. Clients can also choose the size of the balconies and the size of the pool.

Technical information

The structure in ZONE 1 and ZONE 2 is formed by massive stone walls on the ground floor, on which the
mezzanine wooden ceilings rest. Between the wooden supporting columns there are openings that are
at the height of the entire floor, in order to allow an unobstructed view of the sea. The front facade is
made of wooden brise soleil placed along the entire length of the building, while on the opposite, rear
side, there is a stone wall. With this process of materialization and opening of the apartments
themselves towards the sea, privacy and protected views were created. ZONE 5 is placed on reinforced
concrete supporting elements, on which the reinforced concrete slab rests. The walls are made of
reinforced concrete prefabricated elements, between which there are openings at floor height. The
wooden brise soleil are the same as in Zones 1 and 2 in order to achieve uniformity and the whole of the
complex itself.
