Project idea

The "Miris Garden" project aims to create a tourist complex on the coast that will be active throughout the year. In addition to the warm sea and beautiful beaches, Dalmatia is known for the cultivation of fragrant and medicinal plants. In addition, the selected location is located next to the national park Paklenica, which is known for its natural beauty and hiking trails that are most active in spring or autumn. The idea of ​​the project is to create a village surrounded and intertwined with greenery that will function as a classic tourist complex on the coast during the summer, and the rest of the year as a kind of health resort where people will be surrounded by medicinal plants and enjoy the beauty of Dalmatian nature, as well as accommodation and resting place for hikers. Also, due to the long distance from the nearest big cities, it is necessary to create a well-developed commercial center with shops and restaurants that will attract both tourists and local residents from the surrounding settlements. This connection is additionally emphasized by the proximity of the Adriatic highway, which is one of the main traffic routes in Dalmatia. In short, the concept of the "Miris Garden" project is the creation of a new settlement that will not only have touristic significance, but will also attract the local population and create a pleasant environment that can be used throughout the year by tourists, mountaineers and permanent residents of the surrounding settlements, as and residents of the complex itself.

Project description

The solution focuses on residential buildings that are further from the coast and the commercial center. These two elements form the heart of the complex and provide housing for permanent residents as well as workers who are responsible for keeping the complex in operation. In addition, there are private residential villas separated from the beach by a promenade near the coast. In addition to the villas and the promenade, there is also a marina on the coast with accompanying facilities such as the port administration, warehouses and the like. All residential buildings are designed to offer an unobstructed view of the sea, which is possible thanks to the large slope of the terrain. In order to preserve as much greenery as possible on the surface, all parking spaces are placed in underground garages, which also reduces traffic inside the complex and makes it more accessible for pedestrians. The road traffic is designed to follow the contours of the terrain as much as possible, and the primary pedestrian paths are located along the roads, as well as perpendicular to the contours, in order to facilitate access to the beach and enable a better connection of the complex. Pedestrian paths also lead through commercial centers and green parks, which contribute to a pleasant living environment for tourists, hikers and permanent residents. The beach with a promenade is of a public nature, following the example of other beaches in Dalmatia, and is available for use by users of the complex, as well as other residents of the surrounding settlements and tourists located near the complex.

Technical information

The buildings are a mixture of traditional Dalmatian style and modern influences on the Croatian coast. Built of stone like traditional Dalmatian houses, combined with large openings and flat roofs characteristic of modern Dalmatia, the buildings in the complex show history in a modern form. The complex consists of a marina with accompanying facilities, a hotel, 15 luxury residential villas located along the coast, a commercial center and 60 residential buildings with 384 apartments. Each apartment building has a swimming pool located on the ground floor and is available for use by all residents of the building. The buildings are conceived as a system of two apartments on the stairs, which allows varying the height of the entrance to the buildings and following the terrain without major changes.
