Project idea

The aim of this project is to design a four-storey apartment building, in which there are 5 apartments with private terraces and sea views. I tried to create a look of the building that partly resembles traditional historical Croatian houses. The main idea was to create a building that is materially designed to create a barrier from the main road and in turn a pleasant open space towards the sea. I wanted the individual private terraces to form an interesting, one could say playful, appearance of the facade facing the Adriatic Sea. At the same time, it was a priority for me to give the people who will live here in the future a sense of privacy. I decided to place the swimming pool, which was to be incorporated in the design, in the interior of the building and to connect it to the exterior with a glass wall with a link to the shared terrace.

URBAN DESIGN
The proposed building of the four-storey apartment house is located in the northern part of the area near the main traffic road to which the secondary road is connected. The access road to the underground garages is connected to the secondary road. There are pedestrian sidewalks along the roads and the main access to the building is from the north. The site largely retains its original mature greenery, supplemented in places by new mature greenery.

ARCHITECTURAL DESIGN
The mass solution of the building is designed to form a barrier to the main road and at the same time create a pleasant open space to the Adriatic Sea. The form of the building consists of a block-shaped ground floor and with individual floors in the shape of an irregular heptagonal prism. Each floor is mirrored differently to the previous one, creating terraces. The main entrance to the building is located in an alcove that forms a lee. The facade of the building is made of plaster and the lowest floor is clad in stone. The roof is flat with an attic.

LAYOUT DESIGN
The operation is divided into four floors above ground. On the ground floor there is a parking connected to the entrance to the building by the main vertical road, as well as cellars and technical facilities of the building and the pool. The 1st floor is divided into two parts. One part consists of a shared indoor swimming pool with a terrace and sanitary facilities, which is accessible from the main entrance hall. The second part consists of a private apartment. The remaining floors are for living purposes only. There are 2 apartments on each floor. In total there are 5 apartments in the building. Two apartments are 3 bedrooms and three are 4 bedrooms. Each of the apartments has a lobby, cloakroom, bathroom, toilet, living room with kitchen and dining area and the number of rooms according to the type of apartment. Each apartment has a large terrace with a beautiful ocean view.

Technical information

The building is constructed as a combined load-bearing system. The whole building is constructed of YTONG load-bearing blocks and insulated from the outside with 100 mm thick insulation. The interior spaces are divided by partitions. Two reinforced concrete columns are used in the parking areas, which penetrate all floors. The ceilings are monolithic reinforced concrete. The roof is flat and will be supported by a reinforced concrete floor structure.
