Project idea

In this proposal we focused on one typological type, namely a residential villa for 8 people with a maximum built-up area of 150 m2... In
the conditions of the competition it was also specified that the building must be designed on columns, so as not to destroy the surrounding natural environment. The building must have exterior
terraces, a swimming pool and parking. The area in question is located in a strongly sloping terrain in close proximity to the seashore.

The conceptual design of the mass of the building consists in rotating the mass parallel to the layers of the terrain. The mass is based on a typlogic type of „Z“ shaped building solution, which is
divided into three parts that are separated and offset from each other. They are three blocks connected by overlapping terraces. The plot also includes a parking space for two cars covered by a
slatted carport. There is a footpath at the rear linking the terrace to the public staircase.

Project description

In the middle mass is designed a living area with the main entrance to the building, a toilet, a kitchen with a linear kitchen with an island and a dining room with a large dining table connected to a
spacious living room, which is the „center of the action“ of the villa. The dominant feature is the large terrace in front, which offers us a wide view of the sea. All areas of the property are designed
with attractive views or vistas of the Adriatic Sea. Two masses on the sides are designed as night zones. Both consist of a vestibule with a wardrobe, from which we reach two rooms, one in the
front part is designed as a master bedroom with a double double bed and the other in the back part as a second bedroom or children‘s room with two single twin beds. All rooms also include a
small sitting area. Also each room has either a direct or side sea view. Both rooms have access to a shared bathroom designed with an atypical round shower. The terraces add great value to the
property, which occupy approximately twice the living area. The terraces are used not only for sitting, but also for sun protection, barbecues or various activities, of course offering charming views
across the entire area. At the rear of the property, a terraced residence staircase suitable for seating with an impressive view leads to an elevated terrace with a pool with a glass edge.The villa is
variably designed for either families with children or parties of childless young adults. It is designed for 8 people, there are eight beds divided, as mentioned above, in four bedrooms. The living
area occupies 128,15 m2... The day zone extends over 52,15 m2 and the night zone over 38 x 2 m. In total, the built-up coefficient is 0.14 which represents 14%.

Technical information

The construction of the building is made of reinforced concrete, the fact that in Croatia there are friendly temperature conditions and the building will be used only in the summer season wall
thickness of 200mm will be quite sufficient,, for the same reason there is no need to insulate the building. The dimension of the columns is 200x200mm, the staircases are monolithic, also made
of reinforced concrete. A green vegetation roof is proposed over the building, which protects against high temperatures in summer. The façade solution of the building is proposed as a white
facade plaster around the whole building. This ‚white architecture‘ is often seen in Mediterranean coastal areas, the advantage is that it reflects the sun‘s rays well and thus ensures a pleasant
climate in the building even during the summer months. Large glazed windows made of aluminium with a sliding system are used throughout the building. The large windows again provide
views of the surrounding countryside and also connect the interior to the exterior, creating a pleasant ventilation of the interior spaces. Another advantage is that they create an open layout and
the possibility of connecting the interior and the space of the terraces that stretch across the entire building. As a protection against the sun, it is possible to use exterior shading in the form
of recessed blinds. The railings of the staircases and terraces throughout the building are made of glass and are designed with lateral anchoring, which ensures maximum views and minimum
coverage area. A system of curtains is proposed around the entire terrace area, which very elegantly serve as protection from the sun, but also provide sufficient privacy in the outdoor areas and,
in addition, give the building a true seaside atmosphere. They look very nice when the wind leans on them and the building looks very dynamic.
