Project idea

The location on the coast of the Adriatic Sea near Starigrad in Croatia is planned for the construction of a tourist complex. The terrain at the location is very steep, and stone dominates as a natural material, which served as inspiration for the concert project. In addition, the location has a view of the sea which, due to the leveling of the terrain, will be accessible from almost every private villa as well as other buildings in the complex.
The location has many positive features when it comes to the development of a tourist complex in this place. The focus of the complex is to provide a place that will enable visitors to have a pleasant stay in an environment that is a perfect place for vacation and business.
Starigrad is a place in Croatia that in its immediate surroundings has localities that bear witness to the tradition and history of these areas. So the idea of ​​the project is that, relying on tradition and what is characteristic of the place that is planned as the location of the complex, objects are designed that will be innovative but in a harmonious relationship with the environment and what makes it unique.

Project description

The proposed tourist complex consists of several public zones, has villas and apartments, as well as commercial zones. The complex focuses on pedestrian movement between zones as well as within them and restricts access to cars. The idea is to station cars in a certain part of the complex, while communications within it are directed to pedestrian movement.
When you look at the wider situation of the complex, you can see pedestrian paths that pass through different zones within the complex and connect to each other. The trails end with pontoons that go out to sea and offer a beautiful view.
The spacious promenade along the sea allows visitors to interact with the water, and makes staying and activities by the sea a special experience.
It is also important to emphasize the green areas, which greatly influence the improvement of the quality of the space. Visually, the space looks much better with the presence of vegetation, and the selection of plants is based on authentic species that primarily exist in the location. The presence of greenery encourages people to spend more time outside and makes being outdoors enjoyable.
When it comes to the design of private villas, the idea was to create a well-functioning whole through physically separate units (kitchen and dining room with living area, night area, recreation area) and flow through them, when it comes to movement. In addition to the movement scheme, the units are also connected by protective elements - awnings that enable unhindered movement between the units and complete it as a functional unit.
The floor heights of the units differ, which together with the terrain gives a sense of movement of the structure. High walls, in addition to giving an additional quality to the interior space, also aim to create a pleasant environment for being outdoors through the play of shadows they cast. They also provide protection from the sun, which is especially important in the summer months.
Foresight and significant open space within the villas that offers a pleasant environment for rest, relaxation, recreation...

Technical information

The site of about 170,000 square meters is covered with buildings (not counting the buildings that will be intended for apartments - this area is not elaborated in the proposed solution) with about 9,500 square meters. Of that, 6,500 square meters are occupied by private villas with a view of the sea. In materialization, stone in combination with glass is planned as the main material. The goal is to provide large openings in the glass that will allow good natural lighting and a wonderful view of the sea.
