The entire main building of the family house is connected to the garage, which creates a longitudinal simple and uniform shape covered with a gabled roof. Opposite on the imaginary border of the end of the garage and the beginning of the living space of the family house, the housing unit for the elderly is mirrored, which is visually connected to the main building by a covered passage.
both units have separate inputs to give both units privacy and independence. This makes it possible to use the second smaller housing unit also for rent.
This creates a covered passage and at the same time a screen to the private terrace with a whirlpool and steps to the lowered part of the garden. Together they create both masses of one object. In terms of shape, both housing units create a space in the western part of the plot for more private use of outdoor spaces, protected visually and acoustically from the surrounding buildings.

The construction of the whole building is designed from CLT panels used for perimeter load-bearing walls. CLT ceiling panels are placed on the walls, complete with a gutter.
The walls and ceiling are reinforced connected by anchoring bolts via L-pieces. The beam is connected to the wall via a pin concealed connection with inserted steel sheet.
This system makes it possible to create an open space in the interior. The saddle roof describes the construction material of the CLT panel. This allows the connection of roof panels without adding truss elements. The ceiling is complemented by a NOVATOP ceiling, as well as used CLT wood, which is anchored to the ceiling board.
The interior staircase is partly anchored to the walls by means of concealed joints and partly suspended on steel cables - anchored to the CLT ceiling.
The main unit of the family house is connected to an unheated garage, with which it is detached. The entrance to the house is located under the underpass, just opposite the second apartment unit.
The ground floor of the family house serves the social part, the floor is intended for a family and has only a private character.

Technical information

The building is designed in a passive standard, all perimeter structures are provided with thermal insulation.
Glazed areas oriented to the dazzling sides are equipped with external blinds, shutters or shaded roof and overhanging sheeting to eliminate summer overheating.
The stability of the load-bearing structure is ensured by means of CLT panels in cooperation with CLT ceiling panels and a beam made of glued laminated timber. The ceiling plane absorbs horizontal forces and spatially reinforces the entire building. The roof plane is reinforced in the horizontal and transverse direction of the CLT ceiling panels.
The building is heated by underfloor hot water heating, supplemented by ladder radiators in the bathrooms.
The air exchange is ensured by natural ventilation and an air-conditioning recuperation unit with control boxes on each floor. The air-conditioning duct is led through the ceiling and rises to the second floor in the partition. As the technical room is located in the main building of the family house, the horizontal air distribution systems are routed through the ceiling through the outer connecting neck to the adjacent residential building. In the part of the exterior, the wiring will be isolated. The primary heat source will be a ground-to-water heat pump with deep wells located below the garden surface. The indoor unit is located in the utility room. The unit also serves as a hot water and heating water heater.
Rainwater is drained into a retention tank. There is one reservoir on the plot in the southern part of the garden. It is located so that rainwater soaks in the green area of ​​the garden and near the trees.
Sewage is led to the public sewer. The inspection shaft for sewerage and the water meter shaft for water supply are located equally on the southern part of the plot (see coordination situation).
The building will not be connected to gas.
Photovoltaic panels will be divided on the western and eastern part of the saddle roof, which will supply power to the heat pump, with the possibility of powering the battery for the electric car. During its inactivity, the stream will be sent to the public network.
