Multi-apartment residential complex on Tsintsadze Street

Project idea

The aim of the project was to create a multi-apartment house that would not have the appearance of a multi-apartment house typical for our country. The aim was also to have more common space for different activities, these spaces are presented in the project both indoor and outdoor space.

Project description

While designing, we observed the buildings and tried to place the highest part of our building in a place where the shadow of our building was slightly overshadowed by the adjacent buildings. (see the insolation video)
We also tried to make four types of flats that fit a different group of people. The building is full of common spaces, we have spaces in the near the stair where a billiards lounge can be placed, A small gym as well as a place for yoga, And also a space for relaxation. We have both private and shared terraces. Arrangement on shared terraces was planted, while private terraces were arranged independently.We have underground parking which will free up space for a park that will be arranged on our project land. This park will be connected to the existing path that connects Tsintsadze and Sairme streets, so the users of this path will be able to use this new park.

Technical information

The structure of the building is a Console system that breaks the facade as much as possible. The Step structure gives us terraces as well as a human scale, in this particular case Step structure was caused by the small private houses adjacent to the project land, We did this so that these buildings would not be shaded. Placing the building on the ground allows us to protect the park from crowds and make it relatively safe and quiet for the
residents here. The building has no corridors this allows us to make permeable flats, such flats are lighter and easily ventilated.
