Modular commercial buildings park for small industries in Brno

Project idea

The topic of the project was the design of a leasable area for small and medium-sized businesses, concentrating various economic activities in one place. These are commercial activities associated with handicrafts, services, arts and crafts and others. The solved brownfield is located in the South Moravian Region in the city of Brno, the cadastral territory of Old Brno, so it is a historical city center. A total of 6 buildings were designed: 4 flexible modular production buildings, an administrative building and a parking house, which will also serve for visitors and residents of the adjacent apartment buildings. There are also parking spaces for employees and visitors on the plot. The area is designed as barrier-free, which meets current requirements.

Project description

A total of three entrances are proposed for the plot: two for passenger cars from Veletržní and Křížová streets, an entrance for trucks and supply cars from Bělidla street via Poříčí street. The parking house is accessible from Bělidla Street either from the side of Křížová Street or from the side of Poříčí Street. Roads in the area are designed in both directions.
The main entrance to the complex is located from Veletržní Street, where the administrative building is located. The main roads inside the complex are perpendicular to Veletržní Street and the main entrances to the rentable units are designed from these roads, as well as their supply. The three production blocks have inner recreational yards, open in the direction of Veletržní Street. All designed buildings are oriented parallel to Veletržní Street. A basketball court is designed in the western part of the plot next to the parking house. Up to 78 cars can be parked along the internal roads.
The buildings are designed in a simple modern style. The representative administrative two-storey building is distinguished by large areas of glass facade and the use of a white "belt" going around the shape of the building, which is a current architectural trend. In the first floor this “belt” is used to create a covered summer terrace belonging to the cafe.
Kingspan panels are used to clad production buildings, thus achieving the technical appearance corresponding to industrial building. Horizontal long windows are inserted in the panel module. The separation of functions inside the buildings is highlighted by the different heights of the production and non-production areas, which also achieves the possibility of illuminating the production area from above. 2 types of production buildings are designed, while the basic unit remains the same in both cases. In the "A" type production building, the units are stacked in such a way that an inner courtyard open on one side emerges in the middle. This yard is only for the recreation of employees, not for supplies. The "B" building has no yard.
Office and production buildings are optically interconnected using the same color scheme and similar surface treatment.
DISPOSITIONAL SOLUTIONS
Production building of type "A" have the plan shape of the letter C and consist of 12 units, each of which is designed for 5 people, technical equipment of the building, warehouse, cleaning room and separate toilets for the immobile, separate for women and men. One unit consists of production space and facilities. The facilities include a warehouse, office, cloakroom, hygiene and toilet. The production area is entered through a corridor. Staff have access to the inner recreational yard, which is accessible from every unit. The production building of "B" type consists of the same 8 units, of which the corner ones are dual. This building does not have an inner courtyard.
The office building has two floors, each floor is designed as a three-story layout. It is entered on the north side from Veletržní Street, where the entrance area also serves as a showroom. From the showroom there is an accessible buffet with a consumption zone, a meeting room and a toilet. The western part of the 1st floor is operational and is accessible only to employees. Vertical roads are designed opposite the main entrance. The supply of the cafe located on the 2nd floor takes place from the southern side of the building and does not intersect with other operations. On the 2nd floor there is a cafe with access to the terrace, management offices, meeting room and toilet.

Technical information

Concrete frame construction was used for all designed buildings. Prefabricated columns with a cross-section of 400x400 mm and beams with a cross-section of 400x600 mm are used, on which SPIROLL panels with a height of 250 mm are laid. The axial distances of the columns in the administrative building are 3 and 6 meters, in the production buildings 6 and 7.2 meters. The frame construction is based on footings to a non-freezing depth. Perimeter claddings are supported by foundation sills. The construction heights of the floors of the administrative building are 3.6 meters, the background of the production blocks is also 3.6 meters and in the production premises 5.7 meters.
The staircase in the administrative building is a monolithic reinforced concrete three-armed one with two intermediate landings. The walls around the stairs and elevators are made of monolithic reinforced concrete, while the non-load-bearing partitions and the perimeter cladding are designed as aerated concrete (YTONG). The partitions in the hygienic areas are made of plasterboard. The glass facade is supplied by SCHUCO. The roof is flat single-skinned, using invisible ALWITRA aluminum attics from below, offset from the facade area. The overhanging steel structure forming the cantilevered slab is designed from welded steel profiles and is anchored in reinforced concrete dies and columns.
In production buildings, the façade is made of 150 mm thick Kingspan Benchmark Evolution panels, as the temperature requirements inside the building are lower. The internal partitions are made of plasterboard, which allows quick and easy connection of units into a bigger one.
