Project idea

In connection with the change in the economic environment, economic activities are being removed from the inner city. Suburbanization brings a number of problems, in particular the threat to the suburban natural environment, the uneconomical construction of new technical and social infrastructure and, in particular, transport problems. One of the means to prevent this trend is to use the degraded areas inside the city, the so-called "Brownfields". However, every kind of business activities can not be located in an urban environment. High urban density and multifunctional shortening distances are desirable for sustainable urban development. Corresponding to this is the introduction of such commercial activities, which do not burden the environment with smokes and transport, enabling direct contact with residential functions and services. These activities are characterized by rapid variability. Therefore, such building structures should be built for them, which allow flexibility and change of users, including the variability of area requirements for their production activities.

Project description

A clean modern architectural style is used on all the buildings. The floor plans are objects based on the principle of mirroring and repeating the module, of which one rectangular module forms the area of ​​three cells. Production buildings are to be used for production work, but we must not forget the office for individual productions, supplemented by hygienic facilities and changing rooms for each cell separately. By combining and repeating the block and always advancing in the warehouse, extended supply operations and more private entrance areas are created. An unforgettable part of the complex is a representative and administrative component where there is security service, catering, technical facilities and the main management with offices and meeting rooms. This building is complemented by a well-lit showroom. The overall floor plan of the administration is compact without significant protruding elements. The technical appearance corresponding to production is brought into the Kingspan solution by panels, forming the facade of three production halls as well as the administrative building, which optically connects the whole thing. Lightness and airiness are provided by the large glass areas of the showroom and conservatory on the second floor. Connectivity and continuity with the outside world is also shown by the glass facade in the dining room and the connection to the outdoor terrace. Green roofs on buildings are just proof that merging with nature is the most effective and at the same time more pleasing design.

Technical information

The main supporting structure is a reinforced concrete monolithic skeleton laid on footings. The productions are designed with an axial distance of 6000 mm with a stock of 3000 mm and a cross section of 400x400 mm. 150x500 mm girders with a reinforced concrete cross are reinforced on the columns by reinforcing reinforced concrete prefabricated Spiroll panels and a stiffener in the opposite direction of the girders. The construction height of the 1st floor at the background is 3300 mm and at the production hall 5300 mm. The skeleton at the administration is axially three-winged by 6000 mm and the central corridor by 3000 mm with a cross-section of 400x400 mm. The staircase is a reinforced concrete structure with an intermediate platform. The ceiling and roof are made of reinforced concrete Spiroll panels. The roof is flat and green roofs are used. The cladding is composed of panels of the facade system kingspan Benchmark Designwall inspiration and 150 mm thick and anchored directly to the reinforced concrete structure. A certain material is used for the unified expression of buildings. There are skylights on the roof of the production, always two for each hall and one skylight to illuminate the corridor and stairs is also located in the office building. Windows and entrance doors are fitted in aluminum frames. Non-load-bearing structures in the production are made of plasterboard of 100 mm and in the production of Porotherm ceramics, due to the resistance to moisture in hygienic facilities, etc.
