Interesting Proposal for the Conceptual Master Plan.
However, the three comments (below) would improve the architectural and urban approach .
1- The Grid of the main Housing Block proposed, should follow the direction of the adjacent urban tissue of the Gemayze sector, located
South of the Charles Helou Av. This Grid should be directly connected to Gemayze under the Avenue to provide the continuity of the
urban tissue for the proposed Housing Block in the project.
2- Actually, the Charles Helou AV. covers a big urban parking and bus station, This will help the parking service for the main housing
block proposed in the project. The pedestrian bridges designed, will be connected to this covered parking . At the intersections of the
Grid, small suspended piazzas could be created in order to animate the paths. Those piazzas will be articulated by vertical circulations
leading to the housing units below.
3-The character of the Housing Typology must be developed and inspired by the traditional city houses located in the adjacent
traditional sector of Gemayze.
Keep up the good work.
The idea of this project is to redesign the Beirut port into a more welcoming place for residents of this city, and to connect people with diverse incomes. Mixed-income housing is broad and encompasses many types of dwellings and neighborhoods - ranges from planned housing developments where households from diverse income strata live side by side within individual buildings and developments. Ultimately housing is an important starting point, but not sufficient to lift people out of poverty; additional support programming, job training, and other social services are needed to achieve there broader goals. This is what this project is all about. Program that follows the needs of mixed income neighborhood and inspires people. Can
The project consists of a few segments: City Docks, Passenger Terminal, Memorial park, Urban housing, Recreational park, Port Administration, Cargo zone and Container terminal. The housing block is the main idea of the project. The program of this new block has all the necessary facilities for a sustainable mixed income community. On the top of the most important social and cultural activities there are also services such as shops, modern build environment, urban spaces, and clear connectivity with other blocks. The idea is to control environment sustainably, that means to support it by living and working at the same place, many shots that would open should have a priority to employ local residents. People with a higher income, or those who are not in need of this new local jobs have another purpose in the community and that is to be an example to others. The program and activities need to be more oriented towards interaction among residents. Residents of mixed-income communities are expected to gain access to better quality community services and amenities. For children is important to have good role models from exposure to socially or culturally diverse people. It is assumed children and youth will develop greater educational and employment aspirations and stand a greater chance of realizing their aspiration.
The buildings are envisioned to be made of standard brick, the arches ramps, and platforms out of concrete and steel construction, warehouses, and other objects for the Port use should be made out of leftover materials if possible.
