Idea projektu

The project site is located in the immediate vicinity of Starigrad, a Croatian village near Zadar, a popular tourist destination. Starigrad is a traditional Croatian village with a long history. Up to 90,000 tourists visit it annually. The location is characterized by a rich and diverse landscape of the Croatian coast with a complex topography that includes very steep slopes and valleys, and is covered with a mixture of indigenous plants and vegetation. Systematic processing of existing documentation identified 76 speleological objects and detailed research in the area of ​​the national park. All the collected data were systematically and bookishly processed and organized into speleological objects database, which makes the base of speleological GIS of »Paklenica« National Park. The speleological and informatical data processing, which was carried out is for the time being the most complete outline of a speleological problem area of any part of Croatia. Various speleological phenomena are hidden among the peculiarities of karst areas. Deep rock massifs, which are specific aesthetic and morphological environments, cause great interest among nature lovers. These underground sites allow a direct view of the underlying processes involved in the formation of the karst relief, and are therefore extremely educational. Within the National Park there are ten hamlets that are mostly abandoned today: Parići, Ramići, Kneževići, Katići, Škiljići, Jasenar Rimenić, Jurline, Marasovići and Njive. A particularly interesting type of house built in the rocks in the Skopina locality. From these researches, the question of how to fit these researches and the character of the area into the project began to develop. The results of the analysis showed that the terrain is quite steep and rocky and that this is something that should not be ignored. Stone is quite present in the architecture of this Dalmatian area and it would be natural for it to be the primary material in further creation. The goal of this project is to attract new visitors, but also to maintain the character of the place, which has long been known for its natural elements. That's why I believe that the solution to designing villas and other buildings on this location is to integrate them into the terrain and adapt to the already existing condition, as well as highlighting the green areas on the location.

By visiting the location, we gained a better sense of the slope of the terrain itself as well as the spirit of the place. The Miris Garden complex itself was conceived as several smaller units. The nature is almost untouched and therefore the location already has great advantages. In order to keep it that way, the concept of the caves began to take shape as I began to integrate the villas into the terrain, that is, the content itself is not only on the surface but also below it - just like in the caves. By following the slope of the terrain, the villas got their irregular shape, which was adjusted so that the maximum could be extracted from it. Following the isohypse the form imposed itself with small modifications. Access to the villas themselves was another task that required careful thought. Car access is provided to each group, where you can reach the common parking lot. Access to the coast is possible from every villa. The very appearance of the coast has also been modified to connect with the forms of the villas themselves and the surroundings. The view from every room is towards the sea. Each path leading to the coast has been given its own "extension" in order to create new micro environments - public beaches. Extensions in the marina are intended for anchoring the yachts and ships. Around the marina, there are sub-units such as a commercial center and a hotel, which were shaped in the same way as the villas - by following the slope of the terrain.
Green areas that will be located between buildings and on every "free surface" are another important unit. Such spaces create a sense of isolation and protection from insolation and strong winds in the off-season. Following the slope of the terrain, within the green areas, there will be paths for pedestrians as well as other recreational facilities necessary for a tourist complex. From the very beginning, the idea was to project within the context as well as to create a useful and quality program and content. This kind of complex will almost certainly become a new tourist rapper.

Technické informace

The entire complex consists of: a hotel, a commercial center, villas, marina, promenade, residential buildings P+2 and P+3. The buildings are located at higher elevations and the construction consists of a concrete structural system. All stairs and cores are also made of reinforced concrete, and the dimensions of the columns vary depending on the load on the floors. Floor height is 3.00m.
The construction of the villas also consists of a concrete mixed assembly, while the finishing touches are mostly made of stone or materials that fit into the natural character of the villa.
