Idea projektu

The aim was to create a large scale urban development in a central area of Bucharest on a slope and near a generous park. The urban intervention had to contain a four stars hotel with all the complementary functions, a SPA center, a conference center as well as additional functions. The project goal followed the idea to enrich urban experience as well as making an urban landmark for the area that would bring order in a slightly unstructured urban tissue.

The project approached the urban intervention on different scales and levels: intermediary and transition spaces cross the building, a large urban plaza connects the buildings around it, covered areas protect the mark and protect entrances and a huge roof covers all the additional functions and makes a public space from where you can dynamic perspectives towards the park and the city center. The high-rise hotel building is an iconic landmark in the southern silhouette of Bucharest.
The project recovers as much as possible the existing green footprint through green roofs, new parks and gardens that link to important green areas located in the center of the city.
The functions are layered inside the building with a constant care to connect them through visual relations at the interior as well as to the significant urban surroundings.
The urban image is centered on a dialectical debate between different levels of transparency and big opaque surfaces. At the last level, a public sky-garden provides a quiet place with an astonishing view over the city.

- Heat pumps for heating and cooling, enhanced indoor and outdoor comfort;
- Heat recovery ventilation;
- Radiant floors and ceilings for heating and cooling;
- Enhanced acoustics for all the functions especially for the auditorium and the conference rooms;
- A floating swimming pool, SPA and fitness center on the upper levels of the tower help the structure to "counter attack" the effects of impossible earthquake in a seismic prone area.
