Idea projektu

Residental building complex is situated in the city center plot, where used to be textile factory manufacture known as Vlněna. Textile production was essential for Brno economic background, dozens of huge companies settled down in Brno. However, due to industrial development, political and social changes, these factory areas started to decrease its production and lately become brownfields.
Nowadays, Vlněna undergo complete reconstruction after whole area was completely demolished (except one of the administrative building). New business park mostly with tall administrative buildings were design to extend demand for rental areas as well as to restart southern part of Brno by cleaning itself from unused structures.
This project is situated in the corner as a part of the Vlněna area facing small square in the opposite side. The main concept of this design was to connect newly designed administrative part with the rest of the old city built up on the orthogonal urban layout with block of flats. Residental complex will increase dweilling capacity and amenities, which will have positive impact to the area, especially it will regenerate purpose of Šujanovo náměstí.

Popis projektu

Residental building complex consist of 4 five storey dwelling units and 1 mixed-use dominant building including flats, office rental space and space for amenities, such as coffee, grocery. This mixed-use buildings stands in the corner of site to connect whole area of Vlněa with Šujanovo náměstí (square), which would increase local inhabitant activities. Residental compelx offers huge range of flats from 60 m2 to 180 m2 with exclusive view of the city center.
All the structures stands in rectangular shape creating courtyard in the middle, which would reflect surrounding areas huge blocks of dwellings. This courtyard is not totally closed – due to distances between each building and raised floor upper than street level, this area in the center is half-opened half-closed creating semi-private courtyard mostly used for inhabitants.
Within the residental building complex, underground parking is designed using whole site. On the opposite site of Šujanovo náměstí, proposal work with tubed stream, which is opened and make natural border between residental and business part of the whole site. Both banks of newly design stream will be designed for relax and other activities.

Technické informace

Structure of the whole proposal reflects original textile factories – concrete frame work with brick façade in order to preserve genius loci. Smaller dwelling façades are distinguished from mixed-use building by color, size and structure of bricks.
