Idea projektu

The Dream Tower is an innovative mixed use high rise in the heart of vibrant part of the city of Prague. Placed at the end of pedestrian promenade, it completes the axis and becomes new landmark for the area.

Popis projektu

The compact facade at the southern side changes and gets more ragged as it opens towards the public space of the promenade. The connection with the public space is supported by vibrant two-level ground floor offering spaces for gallery, retail, restaurants and cafés.
The shape of the building gradually changes from horizontal part full of services into a vertical tower in order to responsively fit the skyline.

The mixed use building provides large range of functions, delicately supporting each other and creating sustainable environment full of life.
The exposed tip of the ground floor is dedicated to three-level photography gallery. Thanks to the flexible design and movable partitions, the gallery offers open exhibition space as well as more enclosed rooms for different events.
The rest of bottom two floors is opened for public and dedicated to various services – shops, cafés, restaurant or gym. Thanks to the terrain configuration both floors are directly accessible from the public space – either street or promenade level. The hearth of the ground floor is a vertical atrium providing visual connection with other functions – the inner atrium is also accessible directly from the subway.
On the top floors, different types of apartments are combined. Smaller co-housing units located on the bottom floors and large condos in the tower with views over the whole city.
All apartments provide high quality living conditions and connection to outdoor space on terraces and balconies.
Part of the building is used as different types of workplaces – co-work spaces attractive for freelancers and startups as well as traditional office space for larger companies.
All the office floors are opened to the atrium as well as to outdoor terraces. This relationships ensure naturally lit interiors and contact with the greenery in order to support users’ well being.
The heart of the building – atrium – provides contact between various functions on all the floors. The main element in a green wall stretching across the whole open space. Not only being a piece of greenery, the atrium is used for food production and supports the other functions – the restaurant gets the most local ingredients, the rest of the harvest is being sold at the farmers market on the bottom floor.
The vertical garden creates a green interface for the other functions and supports people’s well being. Also, it improves inner conditions in the building (temperature and humidity regulation) and helps to use resources more thoughtfully. By recycling gray water or using the farm biowaste for energy production, the building strives for creating sustainable solution for the future.
The atrium is opened to the south to catch the most sun light for the farm. Doing this, it provides natural shading for the other functions. The facade itself is shaded by dynamic photovoltaic shutters - it turn responding to the sun position, while producing electricity and closes when don’t needed.

Various outdoor spaces create a gradual connection between interior and exterior. They serves a great amount of activities ranging from commercial farming, community gardens, private balconies to recreation and public event spaces.
Such a facade full of life provides a strong connection between private and public space and creates a vibrant environment full of life all-day and all-year round.

Technické informace

The building uses innovative technologies as well as natural conditions to create a suitable environment for various functions.
The orientation of the facades is considered and supported by dynamic photovoltaic panels to produce energy and shade the facade. Combining different functions – especially farming with the traditional ones – is used to create close loops for water and energy usage and make the building self-sustainable.
