The "T4V Tower" project presents a pioneering architectural solution to address the challenges of urban expansion and density. The tower is designed as a sustainable, mixed-use structure, seamlessly integrating Commercial, Administrative, and Residential functions within a single, cohesive system. The project is situated on a strategic plot measuring approximately 3000 m², characterized by its location within a dense urban fabric and its adjacency to four surrounding streets, establishing it as an ideal location for an iconic architectural landmark.
Inspiration and Central Concept:
* Bio-Architecture: The tower draws its structural and visual form from the intricate organization of the T4 Phage Virus. This bold biological metaphor is translated into a grand architectural language:
* Structural Symbolism: The recurring, bold vertical columns (colored red), which recall the virus’s tail fibers, serve as both a striking aesthetic feature and a highly effective vertical Brise Soleil system, regulating solar heat gain.
* Cultural Integration: The contemporary design incorporates cultural depth through the detailing of the main commercial Showcase Entrance, which is adorned with intricate Muqarnas elements, creating a unique dialogue between heritage and modern innovation.
* Sustainability Philosophy: The design is rooted in achieving a balance between building density and environmental efficiency. This is realized through a Living Façade system—vegetation integrated into the staggered balconies—which provides thermal insulation and enhances air quality.

The design of the "T4V Tower" ensures complete functional and circulatory separation between the three primary sections, maximizing site utility and user experience:
A. Base and Structural Services:
* Basement Levels: The two basements fully occupy the entire plot area, providing essential structural support and services. The space includes a car park accommodating more than 50 vehicles, commercial storage, and areas designated for MEP (Mechanical, Electrical, Plumbing) installations.
* Commercial Section (2 Floors): Comprising the ground and first floors.
* Setback: The commercial volume is set back 6 meters from all four boundaries of the plot, creating generous pedestrian zones and landscaped areas.
* Circulation: The section features the iconic entrance, internal circulation via escalators, and a dedicated fire escape staircase.
* Supermarket: The supermarket spans two floors (400 m² per floor, 800 m² total) and operates with its own dedicated elevator and staircase to ensure separation from the main commercial flow.
B. Functional Separation and Verticality:
* Mezzanine Floors: A Mezzanine level is incorporated into all floors (Commercial, Administrative, Residential). This feature optimizes natural lighting penetration, enhances cross-ventilation, and provides functional flexibility within the spaces.
* Technical Floor (Functional Buffer): A dedicated Technical Floor (2.5m high) separates the Commercial and Administrative blocks. This floor is partition-free and strictly serves to:
* Functional Isolation: Guarantee rigid independence between the activities below and above.
* MEP and Ventilation: Facilitate excellent shaft ventilation and house the building's main mechanical and electrical equipment.
* Independent Vertical Circulation: Dedicated circulation cores ensure distinct user access:
* Exclusive Administrative Entrance: Features its own designated elevators and fire escape stairs.
* Exclusive Residential Entrance: Features separate elevators and a fire escape staircase, guaranteeing resident privacy and security.
* Shared Service Core: Contains utility shafts (garbage chute, fire, electrical systems) and the emergency egress staircase.
C. Upper Sections and Unit Distribution:
* Administrative Offices: Composed of four repeated floors (approx. 850 m² per floor).
* Structural Setback: This block is set back 6 meters from the commercial base, equating to a 12-meter setback from the plot perimeter, establishing a clear volumetric transition.

* Individual Offices: Account for 40% of the total area.
* Shared Workspaces: Account for 40% of the total area.
* Investment Companies & Banks: Account for 20% of the total area (dedicated large units for executive offices and meeting rooms).
* Residential Section: Rises above the Administrative section for ten repeated floors, maintaining the same footprint and area (850 m² per floor).
