Idea projektu

This project is a five-star residential and hotel tower located in the heart of the Qassim region, Saudi Arabia. The development includes a basement level (podium) that hosts commercial centers, essential services, a fully equipped wellness and sports center, and green open spaces. The project's main goal is to address the current lack of high-quality hospitality and recreational infrastructure in the region, providing a solution aligned with the modern needs of a growing urban population.

Architectural Concept and Inspiration:
The design draws inspiration from the natural terrain of Qassim, particularly its desert landscape and its iconic date fruit. The architectural facades reflect the layered texture and smooth curves of the date peel, offering a fluid and modern identity that blends tradition with contemporary expression.

Objectives and Goals:
Create a multifunctional environment: Integrating residential, hospitality, retail, recreational, and wellness services to enhance quality of life.
Boost tourism and local economy: Enhancing the appeal of Qassim for visitors and investors while creating new job opportunities.
Address urban infrastructure gaps: Offering high-quality and modern entertainment, hospitality, and sports facilities.
Promote sustainability: Through smart land use and the inclusion of landscaped green areas.
Strengthen regional architectural identity: By incorporating design elements inspired by local culture and environment.

1. Structural System:

Reinforced concrete structure designed for seismic resistance.
Flat slab system with beams and columns.
Foundations: Raft or isolated footings depending on soil type.
2. Construction Materials:

High-strength ready-mix concrete (Grade 40+).
High-tensile steel reinforcement.
Chemical admixtures for durability and heat resistance.
3. Exterior Facades:

GFRC (Glass Fiber Reinforced Concrete) cladding inspired by the texture of date peels.
Brushed copper-colored ACP (Aluminum Composite Panels).
Double-glazed glass panels with thermal and acoustic insulation.
4. Thermal and Acoustic Insulation:

Advanced insulation materials in walls and roofs (Rockwool or PU Foam).
UV-coated insulated glass windows for solar protection.
5. Interior Finishes:
