This building combines a vibrant retail hub with an integrated multi‑level parking structure. A sculpted, porous façade unifies the two programs: it frames an inviting urban plaza at ground level while providing natural cross‑ventilation for the ramped parking decks above. By day, the pixelated metal screen filters sunlight into the mall; by night, the illuminated interior animates the district like a glowing lantern.
The five‑storey volume is organised into a double‑height ground‑floor mall topped by four levels of ramped parking (≈ 600 spaces). A continuous internal helix allows cars to ascend seamlessly, eliminating external ramps and maximising ground‑level permeability for pedestrians. Retail units open directly onto the plaza and spill beneath the sweeping inclined façade, activating the public realm with cafés, pop‑up kiosks, and seasonal markets.
The façade consists of ventilated perforated metal modules mounted to a secondary steel frame. Behind the screen, full‑height curtain‑wall glazing encloses the mall while open bays in the parking decks ensure passive airflow. Timber soffits and seating ledges soften the interface between interior and exterior, encouraging lingering and social interaction.
