Zapolyarye. The project of a residential apartment building in Yaroslavl

Idea projektu

The Zapolyarye residential complex in the center of Yaroslavl creates an island of tranquility among the urban dynamics — its white walls, like icebergs, rise at a street intersection surrounded by shopping malls, offices and architecture from different eras: from laconic Soviet buildings to glass structures of the 1990s and modern forms of the 2000s. The project embodies the idea of a traditional settlement behind protective walls, where a strict facade with minimal decor harmonizes with the surrounding buildings, and in detail — in ornaments, textures, layouts — the motifs of the ethnic culture of the tundra and taiga peoples come to life. Hand embroidery, reinterpreted in architectural elements, adds comfort, turning the complex into a modern "Arctic oasis": restrained externally, but warm and full of meaning inside. Here, the power of the white volumes does not overwhelm, but creates a sense of refuge, where the urban noise remains abroad, and the space inside breathes serenity and northern aesthetics: yurts, huts, narrow paths with animal footprints, natural materials, lighting inspired by the northern Lights.

The facade and spatial design of the houses is based on the idea of the Zapolyarye project and is inspired by the image of polar stations, research facilities and the utilitarianism of icebergs. The silhouette of buildings tends towards trapezoids, but is rugged due to modularity. The houses are connected by a passage for
commercial use and have separate entrances at the 1st floor level.
The facade of the house is asymmetrical. The first floors are devoted to commercial and household needs. The main facade of the building is divided into 2 volumes - the upper residential part and the 1st floor. The first floor is pushed deeper into the house, it is stable, but it feels less massive due to the metric rhythm of tall, narrow windows and the presence of wide openings. The second floor is separated from the first by a large indentation between the 1st and 2nd floors, as well as a row of square windows on the 2nd floor. The composition of the windows repeats the silhouette line of the house and "dissolves" to the edge. On
The contrast with the walls of the house is played by the closed volumes with planar glazing of premium two-storey apartments.
The end facade of the building is based on visual similarity to nearby buildings and contrasting volume dynamics. The corner of the house is solved by creating a passage at the level of the commercial floor, separated by massive columns from the pedestrian transit of the street.

Technické informace

The project was based on the task of creating a modern residential building on a real site in the city of Yaroslavl, fully compliant with current urban planning standards, architectural and construction requirements and trends in a comfortable environment. The building was designed to harmoniously integrate into the existing urban environment, combining functionality and aesthetics. Monolithic frame buildings with underground parking and a usable commercial area.
