Situated within Prishtina's emerging "mini-Manhattan," the bank demanded an architectural expression beyond merely competing in height. The traditional symbolism of power and security inherent to banking institutions did not harmonize effectively with being overshadowed by adjacent skyscrapers. Consequently, rather than aspiring vertically, the design intentionally lowers itself to ground level. Using paper as the foundational concept—folding, twisting, and deforming a simple rectangle—enabled the creation of the distinctive architectural form we now have, ensuring prominence and visual appeal from every perspective.
The "Eclipta" Bank building is situated according to provided layouts, comprising two basement levels, ground floor, five additional floors, and a usable roof terrace (2B + GF + 5 + Roof), totaling a gross area of approximately 9,099.8 m². The specific floor breakdown is:
Basement Level -2: 1,618.9 m² (30 staff parking spaces, heating systems, air conditioning, transformer, two storage areas).
Basement Level -1: 1,057.7 m² (garage for 4 staff cars, truck garage, general storage, inventory storage, treasury rooms, and workshop).
Ground Floor: 917.6 m² (main lobby, vertical and horizontal circulation, 20 service counters, reception, citizen treasury, and sanitary facilities). Client access is via "Tirana" street (left side), while staff access is via planned PRrU Lakrishtë road (right side).
1st Floor: Customer savings and foreign exchange departments (each with 30 workplaces, meeting rooms, managers' offices), common areas, tea kitchen, printing room, and sanitary facilities.
2nd Floor: Credit department (65 workplaces, meeting room, manager’s office), common areas, tea kitchen, printing room, sanitary facilities.
3rd Floor: Circulation department (40 workplaces, meeting room, manager's office), common areas including recreational space, tea kitchen, printing room, sanitary facilities.
4th Floor: Bank management offices (22 workplaces), a 120-seat auditorium with foyer and aperitif bar, common areas, tea kitchen, printing room, sanitary facilities.
5th Floor: Common amenities including restaurant, kitchen storage, fitness center, continued auditorium spaces (camera room and translation booth), vertical/horizontal circulation, sanitary facilities.
6th Floor: Usable roof terrace with recreational spaces and vertical/horizontal circulation.
The building also includes emergency stairs to ensure swift and safe evacuation for clients and staff.
The "Eclipta" Bank building features a skeletal structural system with 40x40 cm columns, total height of 29.25 m, and floor heights ranging from 2.8 m (basements) to 4.8 m (ground floor). Structural modules of 4.8 m, 6.4 m, 7.2 m, and 9.6 m were chosen to comply with administrative building standards. The façade consists of a ventilated curtain wall, supported by tripod structures and trusses shaping its distinctive envelope.
