Idea projektu

Our concept begins with a traditional rectangular form, aligned with the urban and structural context of the surrounding area. However, to avoid the monotony of a conventional massing and to introduce more spatial and visual dynamism, we have deliberately altered the classic configuration. This includes sacrificing a portion of the residential units in favor of creating a dedicated space for the community.

Positioned on a distinct residential floor, this communal area serves as a shared environment for social interaction, observation, and collective activities. It transforms the building from a mere dwelling into a vibrant meeting point and hub of community life.

The subtle twisting of the volume and the functional differentiation of floors enhance spatial orientation and generate a rhythmic visual language. Together, these elements enrich the architectural expression and foster a more engaging and inclusive urban presence.

Rising in the vibrant urban setting of Bill Clinton Boulevard, ‘Kulla Observatori’ presents a bold architectural response to modern collective living. This nine-story residential tower breaks away from the conventional typology of the area, introducing a dynamic and expressive form that redefines the skyline of Dardania.

At the heart of the project is a dedicated mid-tower communal floor-an elevated space envisioned as an observatory and social hub for residents. More than just a shared amenity, it serves as a focal point for connection, community, and a new rhythm of vertical living in Prishtina. The ground floor integrates four commercial units that activate the public edge of the building, creating opportunities for local business, social interaction, and engagement with the surrounding urban fabric.

Rooted in context and shaped by human-gentered principles, ‘Kulla Observatori’ reflects an architecture of intention-where design meets functionality, community, and identity. It is a vision of sustainable urban living that puts people first, reimagining what residential architecture can offer in today's city.

Technické informace

Our building is a 9-story residential tower, reaching the maximum permitted height in this zone. The structural typology follows an H-shaped tower, allowing for optimal spatial distribution and natural light penetration. This configuration accommodates a total of 32 residential units, including 16 two-and-a-half-room apartments, 8 four-room apartments, and 8 studios.

The tower comprises several key components: a basement, a ground floor, two distinct residential segments, a dedicated community floor, vertical circulation core, and the rooftop.

The basement, with a height of 2.80 meters, includes 32 storage units, one for each apartment, a community room intended as a gathering space for residents, and a heating substation, functioning as the technical core responsible for the building’s thermal system.

The ground floor, with a generous ceiling height of 4 meters, is designed for commercial use, featuring 4 retail units suitable for various business activities. This floor also houses the main residential entrance to the tower and a stroller storage room for families with young children.

The residential floors are not identical across all levels, enhancing the architectural concept and avoiding uniformity. The first four floors accommodate four apartment units per floor: one four-room apartment, one studio, and two two-and-a-half-room apartments.

The fifth floor is dedicated to the community—a shared space for observation, social interaction, and recreational activities, reinforcing the idea of the building as a collective living environment.

The top four residential floors mirror the layout of the lower levels, maintaining the same apartment types and arrangement.

The roof, with a slope of 5%, is not designed for public use, except for maintenance access by technical personnel in the event of repairs or system inspections.
