Medium-rise apartment building

Creation of a medium-rise residential building with stepped architecture featuring two spaces: a public area in front of the building and a courtyard for the residents.

The residential building has a stepped architecture due to the surrounding varied-height development. This solution allows the new building to be seamlessly integrated into the existing cityscape. To achieve this, the building is divided into residential blocks of different heights. The exterior appearance of the building is neutral: it does not draw excessive attention to itself but also does not get lost among other buildings. This solution was chosen due to the presence of diverse architectural styles nearby: a wooden estate house, a building in the Stalinist Empire style and panel houses 1960-70s.

The public space around the building is zoned. In front of the facade facing Usova Street, there are quiet resting areas equipped with benches. Additionally, a large number of coniferous plants (pine, juniper) add coziness to the environment.

In the courtyard, there is a separate area with playgrounds equipped with play equipment for children of different ages. In front of the entrances to the residential blocks, there is a quiet area with benches. Parking spaces for guests are located in the courtyard, while residents have access to an underground parking lot with 100 car spaces.

Technické informace

The entire structure of the residential building is made of expanded clay concrete panels, which are a cost-effective and convenient construction material. Due to the climate of the design location, insulation made of mineral wool must be used. The building has a flat roof made of bitumen rolled materials with internal drainage. The foundation is pile-based.

The residential building consists of six residential blocks, each with a separate entrance from both the exterior of the building and the courtyard. Each entrance group includes a stroller storage area, a dog washing station, and a shared restroom. There is no elevator in the building.

The arrangement of apartments in the residential building is determined by sunlight regulations, which is why the blocks have different layout schemes. Each apartment includes a kitchen, living room and/or bedroom, restroom, and hallway. In 3-4 room apartments, there is a dressing room, an additional toilet, and various storage rooms. Almost every apartment has a loggia or balcony.
