Idea projektu

The project reimagines a high-rise mixed-use building in Nicosia, Cyprus, as a symbolic and functional tribute to water — the essence of life on the island.

Drawing inspiration from Cyprus’ geographical and cultural relationship with the sea, the architectural form embraces fluidity, continuity, and movement. The wave-like facade elements evoke the island’s maritime identity while serving critical environmental functions.

Beyond symbolism, the project seeks to foster a harmonious dialogue between architecture and nature, promoting well-being and sustainability in an urban context.

This 46-story tower is designed to integrate a diverse range of functions — commercial, office, residential, and technical — within a coherent architectural language:
• Commercial spaces on lower floors engage the public realm and activate the urban streetscape.
• Office levels offer flexible work environments with abundant natural light and visual connection to the city.
• Residential units on upper floors benefit from panoramic views, optimized comfort, and access to outdoor terraces.
• Technical floors are strategically distributed to support building operations and ensure efficiency.

Key spatial and formal features include:
• Wave-inspired facade with horizontal shading elements that both symbolize water and reduce solar gain.
• Vertical zoning that promotes a dynamic interaction of uses while maintaining distinct spatial identities.
• Visual and physical permeability through large glazed surfaces and terraces, enhancing the sense of openness and connection with the surrounding environment.

The design prioritizes passive environmental strategies while celebrating the cultural importance of water, creating an iconic and contextually sensitive urban landmark.

Technické informace

The structural system employs a reinforced concrete core with peripheral columns to allow for open, flexible interior layouts.

The facade integrates fixed shading devices — carefully oriented to mitigate direct solar radiation during peak hours, reducing cooling demand and enhancing indoor comfort.

Key technical features include:
• Passive Cooling Elements: Horizontal facade elements inspired by sea waves, reducing heat gain and improving environmental performance .
• Natural Ventilation & Daylighting: Large operable glazing promotes cross-ventilation and maximizes daylight penetration.
• Materiality: Use of durable and low-maintenance materials ensures longevity and sustainability.
• Energy Efficiency: Integration of passive and active systems to minimize energy consumption and environmental impact.
• Building Services: Technical floors accommodate HVAC, electrical, IT, and fire control systems, ensuring optimal building performance.

The project embodies a synthesis of aesthetic expression and technical innovation, reinforcing the role of architecture as both a cultural symbol and an agent of sustainable urban development.
