Idea projektu

The intention of the proposal is the revitalization of the former agricultural area in the cadastral territory of Palovice u Kojetína. The proposal aims to create an area that could be used for renting to small and medium-sized businesses. Given that the construction-technical condition of most of the buildings does not allow their future use, they will be demolished. Part of the existing buildings with a gas station, in the south-eastern part of the area, will be preserved, and new production halls will be added to them, forming individual complexes of rentable units, and an administrative building of the newly established industrial area.

Popis projektu

The design of the area uses the entire width of the area of ​​the former agricultural center, located on a steeply sloping plot, and thus tries to imitate its past urban layout. In the first part of the construction, in the southern part of the land, in close proximity to the entrance to the site, a representative administrative building will be built with an adjacent parking lot and a complex of production halls together with a parking lot for employees. The former silage troughs, at the eastern edge of the plot, will be modified and used as a fire tank. In their vicinity, there is an expansion of the area's capacity, the construction of two more production halls is proposed. The resulting public space between the newly created complexes of production halls and the existing buildings will be modified and in the center will be supplemented with a workout space, which will be possible to be used by employees during breaks, as well as a parking lot for N2 trucks.

Technické informace

The administrative building is built using aerated concrete blocks of the YTONG system, part of the internal partitions are made of plasterboard. The interior walls are plastered with white plaster or lined with ceramic tiles. The floor is wooden or tiled with ceramic tiles. The perimeter load-bearing walls are insulated with thermal insulation, and a ventilated, beige-colored facade with vertical profiling is attached to it. The ceiling structures are created using special DELTABEAM beams, which allow for a reduction in ceiling thickness, and Spirol reinforced concrete panels. The foundations of the building are made of plain concrete.

The production halls use a skeleton system made of reinforced concrete in a modular grid of 6x6 m, which allows possible variability of the interior space. The division of the production space of the halls is solved by sliding partitions, allowing possible connection. Part of the hall is created using an insert made of plasterboard partitions. The roof structure is supported by steel lattice trusses, on which the roofing with solar panels is laid, or the composition of the extensive green roof is placed. Part of the hall is covered with Spiroll ceiling panels. The cladding is made of beige Kingspan vertically profiled insulation panels. Drainage of roofs is solved using a drainage gutter.
